We believe a condominium association must operate on a strong foundation of integrity, security, and consistent business practices.

Accounting Services

  • Maintain the Association records, files, and books
  • Generate Monthly Financial Statements including: Balance Sheet, Budget vs. Actual, Profit and Loss
  • Statement with Current Month and Year to Date Columns, Monthly Check Register, Prepaid Report, Delinquency Report and Owner Roll
  • Preparation of any annual financial reports
  • Collect all condo fees, make deposits, send late notices
  • At the heart of our accounting system is ACS Property Management and Quick Books Accountant's Edition software. It is a fully integrated financial program designed for professional condominium management


Administrative Services

  • Anchor Property Management selects a Project Manager to act as a liaison with your Board and Owners
  • The Project Manager attends Board Meetings/Annual Meetings
  • We reserve the location in advance of the meeting, prepare an agenda, make copies of supporting documentation, bids, etc.
  • The Project Manager responds to information requests from Realtors, Mortgage Companies and Title Companies in regard to selling or re-financing a unit
  • Prepare and mail necessary correspondence, such as letters, newsletters, late notices, and minutes as directed by the Board of Directors


Maintenance Management

  • Anchor has a 24 hour/ 7 days per week maintenance response program. Emergencies are responded to within one hour or less. This goal is met 99.5% of the time
  • Anchor will set up a calendar of preventative maintenance programs that can include everything from window cleaning, energy audits, gutter cleaning, etc. We do regular inspections of the exterior, grounds, and all common areas
  • Routine Maintenance- Anchor has an in-house staff of technicians skilled in carpentry, HVAC, plumbing, electrical, and general maintenance services
  • We provide bids on subcontractor services, negotiate the best possible rates, hire and supervise work to be performed
  • We offer competitive hourly rates, or if you should need a subcontractor we negotiate volume rates for insurance, paint, mechanical, etc.
  • Collaborate with consultants and engineers hired by the association
